048 A n n u a l R e p o r t 2 0 1 9 ดัชนี ที่อยู่ระหว่างการขายในพื้นที่กรุงเทพฯ - ปริมณฑล 3 จังหวัด (นนทบุรี ปทุมธานี และสมุทรปราการ) Detached House and Townhouse Price Index for 2019 ราคาบ้านจัดสรรใหม่ ศูนย์ข้อมูลอสังหาริมทรัพย์ ธนาคารอาคารสงเคราะห์ จัดท� ำดัชนีราคาบ้านแนวราบ ซึ่งประกอบด้วย บ้านเดี่ยวและ ทาวน์เฮ้าส์ และท� ำการส� ำรวจราคาขายของโครงการบ้าน จัดสรรสร้างใหม่ที่ยังอยู่ระหว่างการขาย (มีหน่วยเหลือขาย ตั้งแต่ 6 หน่วยขึ้นไป) ในพื้นที่กรุงเทพฯ - ปริมณฑล 3 จังหวัด ได้แก่ นนทบุรี ปทุมธานี และสมุทรปราการ ทั้งนี้ ไม่นับรวม บ้ านมือสอง โดยใช้ ราคาปี 2555 เป็นปีฐานในการ เปรียบเทียบ การสุ่มตัวอย่างเพื่อการจัดท� ำดัชนีราคานี้ จะใช้วิธีการสุ่ม ตัวอย่างแบบเจาะจง (Purposive Sampling) จ� ำนวน 245 ตัวอย่าง โดยราคาขายที่น� ำมาจัดท� ำดัชนีราคานี้ เป็นราคา ขายที่แท้จริง ซึ่งได้หักลบมูลค่ารายการส่งเสริมการขายออก จากราคาที่ประกาศขายแล้ว เช่น ราคาเครื่องปรับอากาศ เฟอร์นิเจอร์ ส่วนลดเงินสด ค่าธรรมเนียมในการโอน หมายเหตุ : 1. ใช้ปี 2555 เป็นปีฐาน 2. ช่วงระยะเวลาที่จัดเก็บข้อมูล คือ เดือนกลางของแต่ละไตรมาส 2.1 ไตรมาสที่ 1 เก็บข้อมูลในช่วงเดือนกุมภาพันธ์ 2.2 ไตรมาสที่ 2 เก็บข้อมูลในช่วงเดือนพฤษภาคม 2.3 ไตรมาสที่ 3 เก็บข้อมูลในช่วงเดือนสิงหาคม 2.4 ไตรมาสที่ 4 เก็บข้อมูลในช่วงเดือนพฤศจิกายน 3. ราคาขายไม่รวมราคาเฟอร์นิเจอร์ลอยตัว 4. หากโครงการใดมีหน่วยเหลือขายน้อยกว่า 6 หน่วย จะน� ำโครงการใหม่ในท� ำเลใกล้เคียงกันมาทดแทน The Real Estate Information Center (REIC) has provided House Price Index which was containing with detached house and townhouse. And REIC explored sale price of project which were in selling period and the remain units were more than 6 units in Bangkok and surrounding provinces (Nontha Buri, Pathum Thani and Samut Prakan), by adopting 2012 as the base year and were not included to secondhand house. The random sampling for provided House Price Index, the REIC will be used purposive sampling method within 245 samples which are real selling price. It also subtracted the value of promotional items such as air conditioner, furniture, cash discount and conveyancing fees. Remarks : 1. The base year is 2012. 2. Condominium price data are tracked mid - month of each quarter. 2.1 For the Quarter 1 collected data within February. 2.2 For the Quarter 2 collected data within May. 2.3 For the Quarter 3 collected data within August. 2.4 For the Quarter 4 collected data within November. 3. Sale prices are exclusive of moveable furniture. 4. Any existing condominium project with fewer than 6 units is replaced by a new project in the nearby location.
