043 R e a l E s t a t e I n f o r m a t i o n C e n t e r ( R E I C ) ดัชนี ของผู้ประกอบการธุรกิจพัฒนาที่อยู่อาศัย ในปี 2562 Housing Developers Sentiment Index (HDSI) For the Year 2019 ความเชื่อมั่น ศูนย์ข้อมูลอสังหาริมทรัพย์ ได้จัดท� ำดัชนีความ เชื่อมั่นของผู้ประกอบการธุรกิจพัฒนาที่อยู่อาศัย (REIC Housing Developers Sentiment Index หรือ HDSI) เป็นรายไตรมาสมาอย่างต่อเนื่อง เริ่มตั้งแต่ไตรมาสที่ 4 ปี 2550 โดยส่งแบบสอบถาม ไปยังผู้ประกอบการธุรกิจพัฒนาที่อยู่อาศัยในเขต กรุงเทพฯ และปริมณฑล ทั้งที่เป็นสมาชิกของสมาคม อสังหาริมทรัพย์ไทยสมาชิกของสมาคมธุรกิจบ้านจัดสรร และสมาชิกของสมาคมอาคารชุดไทย รวมทั้ง ผู้ประกอบการที่ไม่ได้เป็นสมาชิกของสมาคมใด แบบสอบถามมี 2 หมวด คือ หมวดความเชื่อมั่น ในภาวะปัจจุบัน จ� ำนวน 7 ข้อ และหมวดความ คาดหวังในอนาคต (2 ไตรมาสข้างหน้า) อีก 7 ข้อ โดยใช้ แนวค� ำถามเดียวกัน สอบถามความคิดเห็นในด้าน ผลประกอบการสุทธิ ยอดขาย การลงทุน การจ้างงาน ต้นทุนการประกอบการ การเปิดโครงการใหม่ และ/ หรือเฟสใหม่ และภาพรวมธุรกิจพัฒนาที่อยู่อาศัย มีค� ำตอบ 5 รูปแบบส� ำหรับแต่ละค� ำถาม คือ “ลดลงมาก”หรือ“ลดลงเล็กน้อย”หรือ“คงเดิม”หรือ “เพิ่มขึ้นเล็กน้อย” หรือ “เพิ่มขึ้นมาก” The Real Estate Information Center (REIC) initiated the survey on Housing Developers Sentiment Index in the fourth quarter of 2007, and since then has continued this quarterly task. The REIC conducts this survey by sending out standard questionnaires to residential developers in Bangkok and surrounding provinces. Respondents may or may not be members of the Thai Real Estate Association, the Housing Business Association or the Thai Condominium Association. The survey questionnaire comprises two parts. The Current Situation Index aims at gauging each participant’s confidence in current quarter compared to the previous quarter. The Expectations Index, meanwhile, is designed to measure each participant’s future expectation, comparing their expectation 6 months forwards to the current quarter. Each section contains a similar set of 7 questions, asking developers about their views on net operating revenue, sales, investments, employment, operating costs, new project launches or new phrases as well as overall sentiment in the residential real estate sector. Respondents rate their sentiment for each question as “highly”, “Slightly decreas” , “Unchang”, “Slightly increas” or “Increas”. วิธีการคำ �นวณค่าดัชนี กำ �หนดคะแนนให้สำ �หรับการเลือกตอบดังนี้ HDSI Calculation Method Each answer is indicated the different points ถ้าเลือกตอบ 0.00 คะแนน (point) เท่ากับ (as) “ลดลงมาก” (“Highly Decreance”) 0.25 คะแนน (point) เท่ากับ (as) “ลดลงเล็กน้อย” (“Slightly decreas”) 0.50 คะแนน (point) เท่ากับ (as) “คงเดิม” (“Unchang”) 0.75 คะแนน (point) เท่ากับ (as) “เพิ่มขึ้นเล็กน้อย” (“Slightly increas”) 1.00 คะแนน (point) เท่ากับ (as) “เพิ่มขึ้นมาก” (“highly Increased”) ยกเว้น ค� ำถามข้อ 5 เกี่ยวกับต้นทุน หากเลือก ตอบ “ลดลงมาก” ได้ 1.00 คะแนน หากตอบ “ลดลงเล็กน้อย” ได้ 0.75 คะแนน หากตอบ “คงเดิม” ได้ 0.50 คะแนน หากตอบ “เพิ่มขึ้น เล็กน้ อย” ได้ 0.25 คะแนน และหากตอบ “เพิ่มขึ้นมาก” ได้ 0.00 คะแนน The exception is for Question 5, which is on operating costs, where “Very reduced” carries 1 point, “Slightly decrease” carries 0.75 point “Unchanged” carries 0.5 point “Slightly increased” carries 0.25 point and “Increased” carries 0 point.
